Initial Consultation

Once you have selected the perfect community, book a consultation or tour with us! During this meeting, we'll discuss your vision for your dream home, as well as how your family, lifestyle, and budget influence that vision. Understanding your needs and preferences will enable us to serve you better. Additionally, we can offer you a behind-the-scenes look at one of our ongoing projects during the tour.

 

Deciding on the Details

At this appointment, you'll have the exciting opportunity to choose your ideal floorplan and lot. Additionally, you can customize your home with options like a 3-car garage, bay windows, extended patios, and so much more. Every detail can be chosen to meet your unique needs and preferences.


 

Make it Yours

Secure your home or lot with just a 2% deposit—no construction loan needed! Simply make a small deposit to reserve your spot. To streamline the process, get pre-approved with Trinity Oaks Mortgage or your preferred lender to determine your budget.

 

Design Appointment

Each buyer will have a full day appointment with an experienced designer. During this meeting, we'll discuss your vision for your dream home, as well as how your family, lifestyle, and budget influence that vision. Understanding your needs and preferences will enable us to serve you better. You will be offered the chance to view the design options before your appointment during our "Buyer Browse". Make sure to get ideas and inspiration from places like Pinterest to help reflect your style before your appointment.

Lot Inspections & Permits

Once the colors are chosen, we'll inspect the lot to ensure it's construction-ready. We'll also handle any necessary permit research and schedule the start of construction. After the lot inspection, we'll confirm that all required permits are in place before proceeding with construction and send your selections to our architects to have your plan drafted.

 

Pre-Construction Meeting

Once your plans are created, your sales person and construction manager will schedule a meeting with you. During your pre-construction meeting, we will thoroughly review all aspects necessary for building your home. At this meeting, we will:

  • Review the design of your home, including all material selections for both the exterior and interior.
  • Discuss any modifications or changes that need to be made.
  • Go over the construction schedule.
  • Address any questions you have about the construction process.


Weekly Updates

You will receive weekly updates from our sales and construction teams including the following:


  • Updates on progress and what's to come 
  • Closing times
  • Review any questions you may have


Pre-Drywall Meeting

After the pre-construction meeting, the Construction Manager and/or Sales Manager will call you so to schedule a pre-drywall walk.

  • This walk is critical! The Construction Team will go over all the locations of electrical, plumbing, gas drops, phones and cable, media pre-wire, framing design and answer any questions before the walls are covered up.
  • Call and inform Trinity Oaks Mortgage, or your lender, in regard to the status of your home so that they will be aware and monitor the future lock of your loan.

 

Pre-Closing Orientation

Once your home is finished, we'll invite you to a pre-closing orientation and final walk-through. This is an excellent opportunity to identify any items that need correction or adjustment and to ensure that everything meets or exceeds your expectations. We aim for excellence and want you to be delighted with your new home, so we'll take the time to review every detail.


You will have final sign off of your home. This occurs the day before your scheduled home closing or earlier.


Closing Day

Your closing will be held at the Title Company and this is where you will sign you lender's documents. The Sales Manager will hand you the keys once the loan has been fully funded. This can take a few minutes or up to a few hours depending on when your lender sends the Title Company their wire and gives authorization to fund. Call your lender to review their process. Using Trinity Oaks Mortgage can speed up the closing and funding of your new home, allowing you to get in your new home sooner.


Your Sales Manager and/or Realtor will communicate the closing date, closing time and Title Company location. The Sales Manager will be notified when the loan has funded and will arrange delivery of keys and garage door openers.
